Absolutely not! We purchase homes in ANY condition, from poor to excellent. About 10% of the homes we buy would be categorized as excellent and/or market ready condition. The only costs for a seller would be a 1% transfer tax and a deed preparation fee (usually around $150). The Commonwealth of Pennsylvania requires a 2% transfer tax to be paid on the sale of any property.
