Absolutely not! We purchase homes in ANY condition, from poor to excellent. About 10% of the homes we buy would be categorized as excellent and/or market ready condition. We can provide a seller with a guaranteed sale immediately, keeping them from what can sometimes be a very long wait selling on the market AND the hurdles that can be involved in a retail transaction!

The only costs for a seller would be a 1% transfer tax and a deed preparation fee (usually around $150). The Commonwealth of Pennsylvania requires a 2% transfer tax to be paid on the sale of any property. Honest Home Solutions covers the remaining 1% to match the seller as well as ALL other costs necessary to buy and sell the home! There are NO Hidden fees to a seller! This simply means that a seller will walk away with a check in the amount that was agreed upon for the sale of the home!

We use the current market value to determine a cash offer. The formula we use is very simple and it helps us ensure we are paying you the MAXIMUM Amount Possible! Our first step is to determine the market value (ARV) of your home by running a Comparative Market Analysis. We then subtract our costs to purchase the home, the costs of the needed renovations (if any), and the potential return on investment. Our cash offer is guaranteed to be the highest possible amount while considering the costs we accrue.
